Schon Tepler Group, Inc (STG) is a fully integrated real estate development and investment company based in Los Angeles, California. Our focus is on creating and preserving value for our equity investors through the use of our specialized knowledge of the multi-family and residential real-estate business. Schon Tepler Group was formed in 2009 by Paul Schon and Artem Tepler. A combination of experience of the principals, economic variables and real estate trends helped drive the initial business model: to acquire, renovate, and sell distressed residential and multi-family properties during “the great recession”. Being cognizant of changing real estate patterns and updated economic data, Schon Tepler Group has transitioned to become a vertically integrated real estate company specializing in ground-up development of multi-family real estate, property management, and construction.

 

Multi Family Investments / Development

Our Multi-Family strategy is focused on creating value through acquisition, ground-up development, repositioning, and management of multi-family and mixed use real estate. STG’s entrepreneurial, value-driven approach to identifying and pursuing investment and development opportunities is designed to deliver extraordinary returns for our equity investors. STG primarily looks for urban infill locations in close proximity to colleges, job centers, major transportation nodes and vibrant retail corridors. STG creates value for our equity investors through our experience in land acquisition, entitlements, project design, value engineering, project management and construction management.

 

Property Management

Once the Schon Tepler Group completes a multi-family project, our property management team steps in and assumes the ongoing responsibilities for its operations. Managing our properties is an important part of our overall strategy and enables us to create additional value for our assets over time. We pursue an aggressive leasing strategy, and maintain our properties with exceptional detail, undertaking physical improvements on an ongoing basis.  Our property management functions include maintenance, administration, accounting, customer service, marketing and leasing. These daily activities are closely monitored and controlled by our corporate entity, which is responsible for budgeting, financial and regulatory compliance and reporting for all our properties. Our approach of providing comprehensive management services under strategic direction of our management team enables us to maximize cash flow while protecting the long-term value of each asset.

 

Schon Tepler Realty, Inc (STR)

Schon Tepler Realty (STR) an affiliated company of Schon Tepler Group, provides financial services to assist in the construction and permanent financing of STG assets. STR originates all the financing for Schon Tepler Group. It’s principals bring experience and strong, strategic relationships with local community banks and balance sheet lenders to obtain superior financing terms and rates for our projects.

 

Schon Tepler Construction, Inc. (STC)

Schon Tepler Construction, Inc (STC) is the in-house, fully licensed, bonded and experienced Californian general contracting arm of Schon Tepler Group. STC provides a complete range of construction services, including pre-construction analysis, value engineering, and construction management for all Schon Tepler Group projects. Professional on-site supervision and in-house project management provide the key to excellent projects. Managing construction in-house enables us to pass value created through construction directly to our equity investors. This translates into greater returns for our equity investors than the traditional model where a developer hires a third-party construction company. All the independent subcontractors used by STC are top-tier subcontractors that are utilized by the biggest third-party construction firms. The construction costs for each project are made available to our equity investors. Upon request, we can provide each equity investor with access to subcontractor costs, costs of materials, and costs of labor in respect of the underlying project.

Enrique Schon

Enrique Schon is the primary investor and consultant for Schon Tepler Group. He is also a Director and Primary Shareholder of an FDIC Insured Commerce Bank of Temecula Valley. Previously, Mr. Schon was also the former Founder, Chairman and Primary Shareholder of Vibra Bank, an FDIC insured bank in California, which recently merged into Pacific Commerce Bank. Mr. Schon is also the President of Inmobiliaria Karine, a commercial real estate development company in Mexico City and a former Partner in SARSAP, a commercial real estate development company in Tijuana, Mexico. Mr. Schon is a founder, shareholder and member of the Board of Directors of Banca Mifel, a Mexican bank with over $3 Billion in assets and 46 branches in Mexico. Mr. Schon was previously the President of Leroy de Mexico, a conglomerate of apparel business based in Mexico City, consisting of manufacturing, distribution and retail operations.  Similarly, Mr. Schon was a member of the Board of Directors of Grupo de Vivienda Accesible, a builder of low-income housing near Mexico City. Mr. Schon has over 30 years of real estate and business experience.

 

Paul Schon

Paul Schon has spent his professional career working in real estate. In 2006, Mr. Schon began his career career working for Prudential Dunn in La Jolla, CA followed by his position as a multi-family broker for Marcus & Millichap in the West Los Angeles office. After a successful career in brokering Mr. Schon decided to expand into the investing and development side of real estate. In 2009 he teamed up with Mr. Tepler to form Schon Tepler Group. In addition to real estate, Mr. Schon is currently a Director of an FDIC Insured Commerce Bank of Temecula Valley. Mr. Schon earned a Bachelor of Arts in both International Studies and Spanish Literature at the University of California, San Diego. He is a licensed California Real Estate Broker. Paul Schon is actively involved with the Jewish Federation of Los Angeles and he is also a member in the Los Angeles Chapter of the Entrepreneurs’ Organization.   In addition to his passion for business and real estate, Paul has also excelled in the sports of Wrestling and Brazilian Jiu-Jitsu. Paul wrestled in the Maccabi games in Israel and currently holds a black belt in Brazilian Jiu-Jitsu as well as past World championship and National titles.

Artem Tepler

Artem Tepler – Born in Siberia, Mr. Tepler immigrated to the United States at the age of 9. In 2004, prior to graduating from Rutgers Business School with a Bachelor of Science in Finance, he formed a real estate investment firm that specialized in the acquisition and rehabilitation of distressed residential real estate in New Jersey and Florida. After successfully running his company for a number of years he decided to upgrade his skills by going back to school and earning a Masters in Real Estate Development from New York University. In 2009, upon graduation he relocated to Los Angeles, “strictly for the weather”, teamed up with Paul Schon and formed Schon Tepler Group to take advantage of the unprecedented opportunities in distressed residential real estate during the “Great Recession”. Artem is a Licensed California Real Estate Broker and a Licensed California General Contractor. He is involved with the Real Estate and Construction division of the Jewish Federation of Los Angeles, and the real estate division of AIPAC – Los Angeles.
